Below is a starting list of the services we will provide your Association in a faithful, economical, and efficient manner

1.

Provide an online portal for board members and community members to pay dues online, inspect corporate board meeting and annual meeting minutes, review financials, and in general review the documents relevant to the association.

2.

Pursue on behalf of Association the recovery of assessments levied by the Association upon the members of the Association including, but not limited to, dues, interest, fees, penalties, filing liens on the property as needed.

3.

Pay to the persons entitled thereto the taxes, insurance premiums, landscape vendors, and other operating expenses payable out of the assessments.

4.

Assist with the creation and approving of a budget for each fiscal year. Maintain a full set of books with correct entries of all receipts and expenditures of managing the Association. Such books shall be made available to the Board of Directors and membership when requested. The Manager shall furnish the Association a detailed statement of all receipts and disbursements pertaining to the operation of the Association for the preceding month and for the year to date.

5.

In the name of the Association, contract for and supervise all cleanup, landscaping, construction, alterations, or repairs as needed for the community assets.

6.

Create, facilitate, and send correspondence and notices to all members as required by law and respond to all request by members regarding Association documents.

7.

Manage and facilitate communications between the Board and the Association including assisting members with problems as they arise regarding the Association and the common areas.

8.

Facilitate and administer regular board meetings and the annual meeting of the Association including all necessary notice, meeting documents and proxy agreements.

9.

Enforcement of Community By-Laws and advising Board members the best way to enforce rules as needed as well as creative ways to ensure compliance without being overly punitive.

10.

Assessing and maintaining appropriate levels of Directors & Officers Insurance, General Liability Insurance, and any other insurance policies beneficial to the Board Members and the Community.

Hire a Professional if

Your POA must manage a lot of building systems, amenities, and properties.

Property Owners do not have the time or do not want to volunteer to manage the association.
